If you’re building a new house or doing a renovation project, you know prices for all kinds of building materials are going way up and supplies of it are way down.

“In the last 7 months we’ve probably had about six price increases sent over to us from different manufacturers for roofing materials,” said Chris White with Boak & Sons roofing.

White says a kink in the supply chain has led to price increases on just about everything they work with.

Covid caused work stoppages on a lot of products being made with oil and chemicals.That, and some natural disasters down south this year have led to a 22% increase in those materials, when usually they average a 1% increase each year.

“There’s been a bit of a chemical shortage with the freeze in Texas with all of the chemical plants freezing and breaking their water lines. So anything with a chemical in it is at a premium right now and anything with trucking is at a premium because of delivery shortages,” said Mark Ramunno, Home Builders Association.

So if you’re looking to put a new roof on your home should you wait if you can? Unfortunately, the experts say they don’t see the prices going down any time soon.

“So should I do my roof now or do I wait? We are telling our customers do get on the schedule. Find a good contractor that you can trust get on their schedule and lock in your price now. There is no projected end in this shortage right now. We don’t know if it will be over the winter or spring,” said White.

This is a very good question and I will give you my opinion on this, along with roofing manufacturers and suppliers reasoning.

The basic premise here is that oil prices went up to and above $100 / barrel levels once again, just like back in 2008, and since asphalt shingles are made with asphalt , which is an oil refining by-product, the cost to manufacture them also went up. Additionally, transportation costs are up due to higher gasoline / diesel prices.

On top of that, with multiple devastating tornados ravaging the south and midwest, there were many damaged roofs, and now the demand for roofing materials is also up. Here is what a supplier has to say:

Due to the natural disasters around the country the demand for roofing materials has now increased 30% as of May 23rd, and will continue to rise throughout the rest of the year, as well as the increase in oil, fuel and to cover the delivery charge

Is it really so? While these are somewhat valid reasons the truth is, tornadoes ravage the south and midwest every year, as well as hail storms, etc. Therefore the reason for roofing prices spike due to increased demand for roofing materials, sounds fishy at best. There is lots of conflicting information out there, including promises of 30 year shingles, 50 year shingles, and Lifetime shingles from roof manufacturers themselves.
