Are 50 Year Shingles Worth The Money

Architectural Shingles Come With Better Warranties

50 year Shingles The Truth From A Contractor

Warranty coverage is often a good indication of quality and durability. Top-of-the-line roofing manufacturers only offer lengthy warranties when they are highly confident in their products. If you learned that the warranty for one type of shingle was 2.5 times that of another, which one would you choose for your home? For example, GAFs Silver Pledge and Golden Pledge warranties include 50-year coverage on materials when they cover architectural shingles but only 20-year coverage on the basic 3-tab variety. When you factor in the overall lifespan and reduced maintenance and repair costs, NJ homeowners typically find that an architectural shingle roof will be a better value in the long run. For example, compare a 50-year roof and a 20-year roof. The annual cost of a roof with a 20-year lifespan is $50 per $1,000 of roofing expense, while the longer-lasting 50-year roof costs just $20 per $1,000.

Year Roofs Ar They Worth It

I was wondering… Are the 50 year roofs really worth it? As the old saying goes, the roof is only as strong as the weakest link. Will the roof outlast the underlayment, flashing, and plywood and need to be replaced in 25-30 years anyways?ThanksDan

Only if you live in the house that long! Which most people don’t seem to these days. Sure it’ll be a minor selling point, but will you get your money back?

  • Chris Damm said:05-20-2008 9:01 AM

No they’re not. My roofer said the grandules are what protects the shingles and they won’t last that long. He recomended no more than a 30 shingle. They do nothing to add to the resale value either.

I got a good buddy that sells roofing material. When asked the question, he laughed and said do not waste you money.

On houses that show a great amount of roof at street level the thicker shingles can make a very big difference in the overall look of the house.I have installed Presidential shingles on two houses one being an extended cape cod with a large roof area — it transformed the house. I am currently adding an addition and was shocked when I went to order matching product for the new area — the roof was twelve years old and looks as new.I have no idea how long the 50y product will last, but the 25y and 30y products have been around a long time now.

  • Cost For Architectural Shingles Vs Asphalt Shingles

Once upon a time architectural shingles were known for costing more than 3-tab shingles both to buy and to install. However today the price difference is minimal, with architectural shingles costing only marginally more to purchase. Generally installation costs work out to be the same for either type of product.

Even if you are trying to pinch pennies its important to take into consideration overall product lifespan and future roof repair costs. Architectural shingles last longer and are more resistant to damage, lowering roof costs over time. Further, home buyers take into consideration which roofing product is installed and homeowners see greater resale value when their house has architectural shingles.

What Kind Of Warranties Comes With Designer Shingles

Youll have two types of warranties after your designer asphalt shingle roof is installed. The first one is on your roofing contractors workmanship, which varies depending on the company you use.

The second one is from the manufacturer, which covers problems with the designer asphalt shingles themselves. Designer shingles come out of the package with a 30-year prorated material warranty.

But if you form a complete roof system by using one manufacturers roofing components and materials, youll qualify for a 50-year non-prorated warranty. This enhanced warranty ensures the manufacturer covers your entire roof for the life of the roofing materials.

Unfortunately, improper roof installation and inadequate attic ventilation void any manufacturer warranties you have. To avoid this happening to your investment, you need to hire a high-quality roofing contractor to install your designer asphalt shingles.

    What Are Standard Roofing Warranties

The average cost of replacing a home’s roof is somewhere $6000 to $20,000. For many homeowners, this is a significant investment they want to protect. Most new roofs come with two types of warranties:

    • Manufacturer warranty that covers material defects
    • Installation warranty that covers labor and installation issues

Standard roofing warranties might sound great initially, but once you start digging into the details, you might find that a 25-year, 30-year, or “lifetime” warranty doesn’t give you much protection. In most cases, it’s better to select roofing materials from a manufacturer like Brava that offers a 50 year warranty.

Should You Pay More For Class 4 Rated Shingles?

50-year shingles and tiles are roofing materials that manufacturers guarantee beyond a standard warranty. 50 year warranties and the quality of the materials vary depending on the manufacturer. Brava offers a transferable 50-year limited warranty on all its products to provide more protection for the homeowners.Brava’s product warranty differs from many competitors because it is transferable, meaning the protection doesn’t end if you sell your homeyou can transfer it to the new owner. Brava’s warranty also covers the costs of replacing defective materials and installation for the entire length of the warranty period.

How Long You Plan To Live In Your Current Home

This factor is also directly related to the guarantee of your shingle. We already know that 30, 40, and 50-year shingles wont necessarily last you at the expected life span advertised.

Even so, these could last you between 25 to 40 years at most until youll need a roof replacement.

If your plan is to live in your home for the next 5 to 6 decades, 50-year shingles are worth the investment. If not, you might want to consider cheaper, alternative options.

    How Do I Get 30

GAF no longer sells asphalt roofing shingles with a 30-year lifetime roofing warranty. If youre not getting the 50-year lifetime warranty roofing option, youll get the standard-issue 10-year warranty. In order to get that warranty, youll definitely need good craftsmanship so that your asphalt shingle roof is properly installed. Even using the incorrect patterning during your asphalt roofing shingle installation could void your warranty! So, here are some ways to find a good contractor .

    Check Reviews

Check reviews on Yelp, Google, Angies List, Home Advisor, and more. If a company has consistently good reviews, thats a sign that they do consistently good work! Check with the

Better Business Bureau and your states Department of Consumer Affairs.

Dont discount a contractor if they have some negative reviews, however, if they remedied the complaints. Everybody makes mistakes, including roofers. It takes humility and a commitment to professionalism to admit when youre wrong and to fix a mistake.

    Ask for References

The benefit of working with a local contractor is that you can see finished works and works in progress in person. For example, if you live in Manasquan,Lacey Township, or Jackson Township, we can let you know where you can find our roofs.

Since proper installation is crucial to being able to make use of a manufacturers warranty, you need to look for the hallmarks of professionalism when visiting a work in progress or recently completed roof.

    Shingles That Compliment House Trim

From keeping your house weather tight to capping its curb appeal, theres a lot riding on your roof. It has to withstand decades of blazing sun, pounding rains, gusting winds, and in many cases, snow and ice, as it protects you from the elementsall while looking good from the street.

When it comes to maintaining your home, a new roof is one of the biggest-ticket purchases you have to make. While that can be intimidating, experts agree that getting the job done right boils down to a two-part process. First, explore colors and styles by driving around your neighborhood to see how homes similar to yours look with different shingle colors and shapes. Most manufacturers have options in all the basic color families: browns and reds, blues and greens, grays and blacks, and golds and beiges. Then, as with any remodeling job, work with a top-notch contractor. The major shingle manufacturers websites list approved installers by ZIP code, often highlighting those whove passed best-practice training. The quality of the work is key. Asphalt shingles are pretty bulletproof these days, so failures can usually be traced back to poor installation.

Up ahead: what you need to know about choosing and installing an asphalt roof that will protect and enhance your home for years to come.

For a foolproof color scheme, pick a roof that incorporates a shade on the house, like the darker charcoal tones in the architectural shingles here, which tie into the houses trim.

Architectural Shingles Are Less Vulnerable To Storm Damage

Tri-state homeowners understand that the weather here can be unpredictable. Hurricane-force winds and severe ice storms bring down large branches that can damage shingles on your roof. High winds alone can loosen shingles until they break or come right off. 3-tab shingles have a low, 60 mph wind rating, whereas GAFs Timberline series and Owens Cornings Duration TruDefinition Premium series have a 130 mph wind rating. For NJ homeowners who frequently experience summer storms with winds over 60 mph, 3-tab shingles simply dont cut it anymore.

Average Net Worth of a 50 Year Old Revealed! (2022 Edition)

GAF roofing shingles are asphalt shingles that offer a wide variety of styles and colors. Most roofing contractors in the United States work with GAF, which has helped them become one of the most popular brands in the country. From their Timberline® Lifetime series to their three-tab shingle systems, their shingles can match nearly any requirements for color, style, or budget.

But maybe youre wondering: How did GAF start? Well, lets take a look at a brief history lesson:

What we know as the GAF brand today started as the Standard Print Company in Bound Brook, NJ in 1886. William Griscom, one of its 18 employees, focused on developing new ideas for asphalt compounds. 1912 was the year they introduced inexpensive, weatherproof, and easy-to-install asphalt shingles. In 1921, Standard Print Company became The RUBEROID Co. and in 1967, they merged with GAF and adopted their name. Their Timberline® shingle also became the best-selling shingle in North America.

GAF is an award-winning brand. Not only have they won the Innovation Award for asphalt roofing shingles in 2011, 2012, 2013, and 2014, but they also have been rated #1 in shingle quality by homebuilders in the last 9 out of 11 years. In the next section, we discuss why homeowners like roof shingles by GAF.

Does Gaf Make A 50 Year Shingle

There is no definitive answer to this question as it depends on the type of GAF shingle being discussed. Typically, a 50-year shingle is a roofing product that is designed to last for 50 years or more. However, there may be other types of GAF shingles that would last for shorter periods of time. Ultimately, the answer to this question would depend on the specific product.

Which Is Better A 50 Year Or 30 Year Roof

If you not planning on keeping your home for at least 30-40 years, then a 50-year roof might not be the wisest choice. After all, you have to consider the cost of the new shingles, the installation and maintenance, as well as the disposal of the old shingles.

Presidential shake type shingles are a luxury class shingle with the look of a cedar shake roof. This is a plus, especially in our Colorado Springs area and surrounding areas since roofers are no longer permitted to install cedar shake roofing systems. Cedar shakes were known to be a fire hazard, but presidential type shingles are rated class A.

You have your normal presidential shingles, you have your presidential IR type, which is an impact resistant shingle and then you also have the presidential TL type shingle. TL is a tri laminate shingle. Tri laminate presidential shingles have three layers and happen to be the heaviest type of shingle available.

How Long Do Designer Shingles Last

Because a designer shingle roof is a big investment, you should expect a big return. This return comes in the form of a roof’s lifespan.

The lifespan of a roofing material is the number of years you get out of it. Remember, designer shingles are bigger and thicker than the two other types of asphalt shingles.

Because of this, they have the longest lifespan of the asphalt shingles. As long as theyre installed correctly and your attic is properly ventilated, you should get up to 30 years of life out of designer shingles.

You can push that number even further to around 50 years in perfect conditions. Just know there are a lot of factors that impact the life of a roof.

So, its impossible to put an exact number on the lifespan of any roofing material. But as long as the designer asphalt shingles are properly installed and the attic has adequate ventilation, they will get as close as possible to their maximum lifespan.
